With the development of plant leasing in the whole industry and the increase of competition intensity, the market prospect is getting bigger and bigger, especially the sublease of the original plant to divide up the benefits. Such things can be seen everywhere and become a major disadvantage of this industry.
In recent years, with the increase of downward pressure on the urban economy and the increase of Sino US trade friction this year, the pressure of many enterprises has increased sharply, like walking on thin ice. Many enterprises rent small factories in order to reduce production costs, so second-hand landlords appear in history. They lease, cut and sublet the whole factory to different enterprises. According to the survey, there are 44 sub leased factories and 175 leasing enterprises, including 27 first-hand village committee sub leased factories, 75 leasing enterprises, 17 second-hand landlords sub leased factories and 100 leasing enterprises, nearly one-third of the total number of enterprises in Wangniudun town.
Due to the lack of departmental supervision, the sublet factories are in chaos frequently, and there are some problems that need to be solved urgently: first, hoarding factories and driving up rents. According to the survey, the average factory rent has increased by 50% in the past two years, and even increased by 100% in some serious cities and towns, especially in the deep areas. It is basically impossible to find a first-hand factory. Second, the management is chaotic and lacks system. Many enterprises reflect that second-hand landlords only charge money, ignoring other matters of leasing; Unreasonable rent increase in disguised form, the price of secondary water supply for the leased plant reaches 5 yuan / m2, and the price of secondary power supply reaches 1.3 yuan / m2. Third, monopolizing operations and ignoring laws and regulations. Some enterprises pointed out that speculation about factories in some cities and towns is a gang behavior. When there are differences of opinion, they take threatening means and even resort to violence to deal with economic disputes.
